Cocoa Cottages and Extreme Dominica are conveniently located on the west coast of Dominica in the heart of the Roseau valley at an elevation of 800’, surrounded by a lush rainforest on the one and only road to the famous Trafalgar Falls and the hot sulfur springs of Wotten Waven.

Located only 10-minutes from the capital, Roseau, they are also a short drive from the most popular tourist sites, including Titou Gorge, Freshwater Lake, Middleham Falls, Boiling Lake and the Morne Trois Piton National Park. It is only 20 minutes to the natural wonder of Champagne Reef and Scott’s Head for snorkeling and diving.

The property, which sits on 1.5 acres of tropical rain-forest, is home to  numerous fruit trees such as cocoa, coconut, banana, plantain, mango, guava, avocado, breadfruit, nutmeg, and lime. It is bordered on both sides by three beautiful flowing creeks. 

COCOA COTTAGES

Cocoa Cottages is comprised of a two-story main structure, a two-story second structure nearby, a sun-filled courtyard, a Treehouse in the valley below, and an air-conditioned small building housing the chocolate-making facilities for CocoJazz. CocoJazz has been producing delicious artisanal chocolates for one year and is currently selling to local hotels as well as cottage and canyoning clients. The two main structures were designed for rustic luxury with 5 double guest bedrooms, all with private bathrooms and verandas, especially designed to incorporate nature as an integral part of the experience.

All rooms are uniquely decorated, creatively combining wood and natural unpainted stonework with hardwood and stained floors, mosaic tiled baths, and local artwork.

The kitchen and dining area, housed in the lower level of the main structure, are open-air and can easily accommodate 18 guests without feeling crowded. From this area there is access to an office area equipped with telephone/fax lines and a computer with a high-speed Internet connection.  Wi-fi is available in all of the guest rooms.

The large communal living room, also in the lower level of the main structure, houses an electric Yamaha piano (left by Steel Pulse) and other various musical instruments, comfortable window seats for reading and reclining, and plenty of room for kids to play. 

The Treehouse, which was built only 3 years ago, can sleep 6 people comfortably, and has its own kitchen and bathroom.  It sits 30’ high above the valley floor, and is surrounded on all sides by the rain-forest. Scenic stream flows below. It is perfect as a rental for families, or groups of friends traveling together.

EXTREME DOMINICA

Located on the adjacent property, Extreme Dominica is the newest addition to the properties. It is nicely situated between two flowing streams.
 
The lower level is home to the Extreme Dominica Canyoning & Adventure Tours business.  It is fully equipped with a stove and refrigerator, washer/dryer, private bathroom with shower, wetsuits, harnesses, helmets, lifejackets and a climbing/training wall outside.  Upstairs is a beautifully decorated 1200 square foot owner/manager apartment, including a wrap-around 10’ deep veranda.  It includes stove, refrigerator, private bath with shower, all furnishings, high speed Internet, and wi-fi.  This structure has parking for 5 cars.
